Scope of works: Detailed design, supply, installation, control and programming of lighting and BMS Control
Comprising of 240,000 sq ft of prime offices fronting the Grand Union Canal opposite Paddington station. The Fletcher Priest designed building will be sixteen storeys with an innovative external diagrid structure, which will enable column-free internal areas and will have two large roof terraces on the upper floors.
IBT Controls were engage by the M&E consultant Cundall to design an innovative and energy efficient building with the intention of making some of the most desirable office space in the heart of London. To that end we designed a system which integrated all HVAC field and lighting controls using KNX feeding back into a BACnet open protocol BMS. Using the occupancy signals from the lighting control allowed all services and plant to be controlled based on demand, this enables the system to be 30% more efficient than a standard BMS.
The flexibility of the KNX system has allowed the new tenants to choose from the 407 manufacturers of KNX products to be integrated into the system seamlessly. This level of choice is unparalleled by any another other building automation system.
